The duties vary depending on the juridical nature of the property. The deeds drawn up by a Notary are registered and the ownership change declared to the real-estate Registry.
1 - Houses for dwelling use and unoccupied plots (with commitment to build a house within the next 7 years):
- Registration fees: 2,5 %
- Notary’s Tax: 0,5 %
- Real-estate Registry: 1% + 150 Dhs (Ownership Deed).
- Emoluments: 1%, with a minimum collection of 2,500 Dhs + V.A.T. 7%
- - Updating of the constructions at the real-estate Registry (if needed): 0, 5 % + 75 Dhs
- Various expenses (excise stamps, etc.): about 1,500 to 3,000 Dhs, depending on the case.
In the event of the purchase of property with no title deed, (melkia), the expenses for a title deed must be added. These depend on the surface of the ground imprint of the construction and on the price of the property. They may eventually be shared with the seller.
- Fees for publication: 450 Dhs
- Fees: 1, 5 % up to 50,000 Dhs + 2 % of the above value
- Fees on surfaces: 45 Dhs for, up to an are (100 m2) of construction surface (urban area) and up to one hectare of construction (rural area)
- Fixed Fees: 75 Dhs
- Surveyor: About 2,500 Dhs
- Various expenses (excise stamps, etc.): About 1500 Dhs
2 - Unoccupied plots (without commitment to build):
- Registration fees: 5 %
- Notary’s Tax: 0,5 %
- Real-estate Registry: 1 %
- Emoluments: 1 %, with a minimum collection of 2,500 Dhs + V.A.T. 7 %
- Various expenses (excise stamps, etc.): about 2,000 Dhs.
