The registration system, instituted in Morocco by the Dahir of 12 August 1913, is linked to the Registry Books system.

This system presents indisputable benefits:

• Individualisation of each real estate property:
  The Real-Estate Registrar demands the registry of every real-estate on the Registry Books. Each registration leads to the issue of a title deed of property, which has a serial number, a specific name and a detailed description of the property.
  
  
• Settlement of differences of opinion regarding the real-estate:
  Should there be oppositions, or if the Registrar refuses to register, another feature of the real-estate registry system is that registration of the property gives grounds to establish a title deed of ownership, registered on a real-estate book which annuls all deeds and exempts all prior rights which should not be mentioned in it.
  
  
• The establishment of a definitive deed of ownership is unassailable:
  In line with the provisions of article 62 of the 1913 Dahir, the title deed which originates from the decision to register, constitutes the sole departure point of actual rights and of tax burdens on the real estate. According to the jurisprudence, this final and unassailable character of the title deed covers the soil, the buildings and the plantations it entails on the day the deed is established.
